What a shop pad on an existing lot usually involves

Say you want a 40 by 60 shop behind the house. Here is the shape of that job in a typical developed Sulphur lot, so you know what you are buying.

  • Walk the property and find the access route — usually down one side of the house, which sets the maximum equipment size
  • Locate utilities before digging, including the ones running to the house
  • Strip topsoil off the building footprint and stockpile it for finish grading later
  • Bring in and compact fill in lifts, checking grade as it comes up
  • Set final elevation so water sheds away from both the new shop and the existing house
  • Tie the approach or drive extension into the existing driveway

Usually, yes — but the honest answer depends on the gate width, the side-yard clearance and what is overhead. We run everything from big excavators down to track loaders and tractors, so the question is which machine fits, not whether we have one. That gets settled in the scope before we start. Sometimes spoil can be spread or used elsewhere on your property, which saves you money. Sometimes it needs to be hauled off. Either way it is priced up front, not discovered at the end.
Will you tear up the rest of my yard getting back there?
Some rutting is realistic on wet ground — anyone who promises otherwise is guessing. What we can do is plan the route, work the ground when it is in the right condition where the schedule allows, and put the access back the way we found it. Say up front if there is a sprinkler system or septic field and we will route around it.
Do I need permits for a shop or a driveway?
That depends on your specific property and what you are building, and the requirements differ inside city limits versus unincorporated parish. Check with the City of Sulphur or the parish before you commit to a plan. We will tell you what we know, but we are not going to guess at a rule that is yours to confirm.
